Analisis Kecukupan Ruang Parkir di Pusat Perbelanjaan Grosir Lotte Mart Kota Makassar Berdasarkan Volume Eksisting dan SK Dirjen Hubdat

This study aims to evaluate the adequacy of parking space at Lotte Grosir Makassar using two approaches: the regulation of SK Dirjen Hubdat No. 272/1996 and the analysis of existing parking volume. Parking volume data was obtained from the existing parking system, which recorded the average number of vehicles entering and exiting each hour, as well as the accumulated vehicles in the parking area. The analysis shows that Lotte Grosir Makassar has a daily parking volume of about 375 motorcycles and 244 cars, with motorcycles dominating (60.58%) compared to cars (39.42%). Based on the analysis of parking needs from the existing parking volume, the required parking spaces for motorcycles are 103 SRP, and for cars, it is 22 SRP, which is already met by the available capacity. Additionally, calculations based on SK Dirjen Hubdat No. 272/1996 show that for a commercial center with a floor area of 6,789 m², the parking space requirements range from 94 to 201 SRP for cars and 144 to 308 SRP for motorcycles. Although, according to the SK DirjenHubdat regulation, parking needs are sometimes not fully met, the available parking capacity is sufficient to meet the needs at certain intervals. This study concludes that the existing parking facilities are adequate for current conditions, but planning for parking capacity development should be considered for the future.

Penelitian ini bertujuan untuk mengevaluasi kecukupan ruangparkir di Lotte Grosir Makassar dengan menggunakan dua pendekatan: peraturan SK Dirjen Hubdat No. 272/1996 dan analisis volume parkir eksisting. Data volume parkir diperolehdari sistem parkir yang ada, yang mencatat rata-rata kendaraanyang masuk dan keluar setiap jam serta akumulasi kendaraanyang parkir. Hasil analisis menunjukkan bahwa Lotte GrosirMakassar memiliki volume parkir harian sekitar 375 sepedamotor dan 244 mobil, dengan sepeda motor mendominasi(60,58%) dibandingkan mobil (39,42%). Berdasarkan analisiskebutuhan parkir dari volume parkir eksisting, kebutuhan ruangparkir untuk sepeda motor adalah 103 SRP, dan untuk mobiladalah 22 SRP, yang sudah tercukupi oleh kapasitas yang ada. Selain itu, perhitungan berdasarkan SK Dirjen Hubdat No. 272/1996 menunjukkan bahwa untuk pusat perdagangan denganluas lantai 6.789 m², kebutuhan ruang parkir berkisar antara 94 hingga 201 SRP untuk mobil dan 144 hingga 308 SRP untuksepeda motor. Meskipun berdasarkan peraturan SK DirjenHubdat, kebutuhan parkir terkadang tidak tercapai, kapasitasparkir yang tersedia cukup untuk memenuhi kebutuhan pada beberapa interval tertentu. Penelitian ini menyimpulkan bahwafasilitas parkir yang ada masih memadai untuk kondisi saat ini, namun perencanaan pengembangan kapasitas parkir perludipertimbangkan untuk masa depan.
